Subject to VAT or not?

Question

Dear Sir/Madam,

Could we have a quick chat about whether or not we are subject to VAT?

I work in structural engineering, flooring, and tiling, but I do this as a secondary occupation. I could potentially work without being subject to vAT if I stay below €25,000 in turnover, but because I still buy some new materials and have just bought a van, etc., it might be smarter to be subject to VAT?

Dear Jorne,

I am not an accountant, but if I understand correctly, when working in real estate (everything related to buildings and everything around them, including structural work and tiling), you can never be exempted from VAT. So even if you do this as a secondary occupation, you are subject to VAT. As you yourself point out, this is certainly not always a negative thing. It requires a little more work (although with Dexxter it's not too bad), but you can also reclaim vAT on your expenses/investments. In addition, as a secondary occupation, you are unlikely to exceed the tax-free allowance and therefore will not have to pay income tax (or hardly any).
