Question

I run a bed and breakfast, offering rental of two rooms. For foreign guests who stay with me for professional purposes, I currently issue an invoice with reverse-charged vAT.A customer made the remark that this is not legally correct, as services related to immovable property are an exception. Is this correct? Do I have to charge Belgian vAT to companies within the European Community?

That is indeed correct. Location-based services such as overnight stays must always be charged with local vAT. Regards, Gerd
