Broker fees for the sale of a property

JB
06/04/2025
Question

My home was purchased completely separately from my secondary occupation (before I started).

Since starting my secondary occupation, I have been charging a small percentage of utility costs, etc.

We are moving soon and have hired a broker for this. Can I also claim part of the broker’s fees as an expense?

Hello,

Since you only included part of the costs of your utilities in your accounts and not the property itself, the sale of your property is completely separate from your accounts. This means that you cannot include the estate agent's fees in your accounts either. But don't worry, this is good news! Because the other scenario would mean that part of the sale price would be income for your sole proprietor, as would any capital gains, which would then be taxed like the rest of your profit.

So it's one less expense for your accounts, but it saves you a total of a lot of money! ;)

Kind regards,
